Consideration When Selecting a Home
There are countless reasons why you might want to become a homeowner - a recent marriage, a new baby, a better school district, or a new job, to name a few. Your goal is to find a home in your price range that best suits your needs and desires. Once you've determined exactly what you're looking for, you should try to limit your search to those properties that meet your criteria. Expanding on that notion, there are a number of things to consider, especially if you are attempting to buy a home with good resale value (which obviously makes the most financial sense).
Location, Location, Location
Although it seems cliché, there is not a more important factor when it comes to buying a home. Clearly, there are many things you can change when it comes to your home's appearance. However, one thing that will always remain the same is the location. When considering resale in particular, location is critical. Always keep this in mind during your search. Remember that just because you don't mind the noisy bus stop across the street or the adjacent shopping center doesn't mean somebody else won't. Don't put yourself in a situation where you are forced to compromise the price of your home in the future because of negative influences you didn't consider at the time you bought the home.
Take note of everything around the home you are considering. What is the neighborhood like - local stores, parks, schools, etc.? Are there any noisy highways or streets nearby that may deter others? Is there a high association fee that people may not want to pay? Consider all these factors and anything else you can think of. You can even make a pros and cons list for your own reference.
The last thing you want to keep in mind or make sure your real estate agent knows is what your dream list. This would include things like a fireplace, pool or Jacuzzi, two stories, skylights, eat-in kitchen, wrap-around porch, built-in shelves or entertainment center, brass lighting fixtures, a specific brand or type of appliances, things of this nature. Your want list can also include the area such as being on a golf course, having a pretty view, being away from the noise of traffic. It's all up to you. It's important to make sure your list of needs is fulfilled by your home first, and then your wants. Some items on your want list can always be added later.
