Why do I need a home inspection?

As all engineering is state regulated, that seal is a critical part for your protection. Anyone can be a home inspector, so the business of home inspections is not regulated for about half of the U.S., whereas the practice of engineering is under common regulation. There are many things to consider in deciding whether you want a licensed professional engineer as a home inspector, or not.

One of them is if a normal home inspector uncovers something that could be structural damage; they must bring a licensed professional engineer to look at the damage, which ends up costing you more money because of another inspection fee. Having a licensed professional engineer as a home inspector will cost more money, so you as the home buyer must weigh the pros and cons of entrusting your greatest financial asset to a P.E. home inspector, or a regular home inspector. P.E. home inspectors have been trained above and beyond the scope of normal inspections, and they may be able to determine underlying problems with the house better than your average home inspector, so it's important to first consider whether you want to or are able to pay the extra cost of having a P.E. home inspector do your inspection.
